Dust mop or vacuum with a hard-floor setting several times a week to remove the grit that scratches finish. Clean with a hardwood-specific cleaner sprayed lightly onto a microfiber pad — never pour water on the floor, and skip steam mops entirely, since heat and moisture push through the finish and into the seams. Wipe spills immediately, add felt pads under furniture, and when traffic paths finally dull, a recoat or full sand-and-refinish restores the floor for far less than replacement.
Luxury vinyl plank and laminate care
LVP is waterproof and laminate is not — that single difference drives their care. Both get swept and damp-mopped with a pH-neutral cleaner and a well-wrung mop. For laminate, keep the mop nearly dry and never let water sit along seams, where swelling starts. Avoid abrasive pads, wax, and polish on both: they leave a haze the factory finish was designed to make unnecessary.
Tile and natural stone care
Porcelain and ceramic tile are the most forgiving floors we install — sweep, then mop with a neutral cleaner. Grout is the weak point, so seal it after installation and re-seal periodically, and clean it with a soft brush rather than acidic products. Natural stone such as marble or travertine needs a stone-safe cleaner only; vinegar, lemon, and general-purpose sprays etch the surface permanently.
Carpet care
Vacuum high-traffic areas two or three times a week and the rest weekly — most carpet wears out from soil grinding at the fibers, not from foot traffic itself. Blot spills with a clean white cloth rather than rubbing, and treat them with a manufacturer-approved spotter. Schedule professional hot-water extraction every 12 to 18 months to keep the warranty intact and the pile looking new.
Colorado-specific care: humidity, sun, and grit
Front Range winters can drop indoor humidity into the teens, which shrinks wood and opens seasonal gaps. A whole-home humidifier — or a portable one in the driest rooms — keeps humidity in the 30–50% range and keeps hardwood stable. Strong high-altitude sun fades floors near south-facing windows, so rotate rugs and use UV-filtering window coverings. And because our soil is sandy, walk-off mats at every entry are the single cheapest way to protect every floor in the house.
What to avoid on every floor
- Steam mops on hardwood, laminate, or glued LVP.
