The five cost drivers
Material grade, labor complexity, removal of the old floor, subfloor correction, and finish carpentry. A simple LVP install over a flat, clean slab sits at the low end. Site-finished hardwood with pattern work, stair treads, and new base trim sits at the high end — and both can be the right call.
Why subfloor prep varies so much
Floors telegraph whatever is underneath them. Slabs need flatness within tight tolerances, and older Front Range homes often need grinding or self-leveling compound before a click floor will lock properly. A quote that omits prep is a quote that will change.
How to compare bids
Ask each contractor for the same scope in writing: demo and haul-away, prep, underlayment, material with waste factor, transitions, trim, and cleanup. Then compare totals, not per-foot numbers.
