Hardwood dents but heals: sanding and refinishing erases decades of wear. LVP resists dents and scratches better day to day, but its wear layer cannot be renewed — damaged planks are replaced rather than refinished. If you want a floor your grandchildren will still be walking on, that argues for wood.
Water and moisture
LVP wins outright. A dishwasher leak that would cup hardwood is a mop-up on vinyl. That is why we specify it in basements, mudrooms, laundry rooms, and rentals across Northern Colorado.
Cost and resale
Installed LVP typically lands well below hardwood, and the gap widens with premium species and site finishing. Real wood, however, still moves the needle most with buyers in this market, particularly on main levels and in open-concept homes.
